Obtaining a Zoning Permit\/Authorization<\/h4>\n

Obtaining a Building Permit is a two step process.\u00a0 First you must obtain a Zoning Authorization Permit from the Village of Williamsburg.\u00a0 Secondly, you must go to Clermont County Permit Central<\/a> to obtain the actual Building Permit.<\/p>\n

Zoning Authorization Permits are issued by the Village of Williamsburg.\u00a0 For projects, such as fences, detached garages, decks, sheds, swimming pools, etc., that are clearly compliant with the Village Zoning Code, this authorization can usually be issued by the Zoning Administrator.<\/p>\n

Zoning permits are also required for home businesses. Please review Section 4.16 Home Occupations for guidelines and restrictions identifed in the Zoning Code<\/a>.<\/p>\n

For larger projects (i.e. new construction) or projects which require an interpretation of the Zoning Code, the Planning Commission must review the application.\u00a0 The Planning Commission meeting schedule can be found on the Village Calendar<\/a>.<\/p>\n

There is a review fee for all Zoning Authorization applications.\u00a0 You can pay for zoning fees on our website under Village Payments<\/a>. A copy of the Zoning Authorization application form and the fee scheduled are available below. \u00a0Please note:<\/i> Clermont County charges a separate fee for Building Permits.<\/p>\n

Requests for Zoning Change<\/h4>\n

The process to rezone property in the Village of Williamsburg requires a public hearing at both the Planning Commission and Village Council.\u00a0 This process takes approximately three months or longer, if there are modifications or denials during the process.

Requests for a zoning change must be made in writing by using the form available below.\u00a0 There is a filing fee of $310 required for all requests.<\/p>\n

Conditional Use Permit<\/h4>\n

Conditional uses exist in each zoning district within the Village of Williamsburg.\u00a0 These are defined by the zoning code as “uses special in nature and\/or characteristics”, and subject to one or more restrictions which are determined to be necessary to mitigate undesirable land use impacts and help assure compatibility.<\/p>\n

A conditional use permit may be granted based on the decision of the Planning Commission.\u00a0 In order to apply for a conditional use permit, the proper application form (found below) and fee of $310 must be paid.\u00a0 A public hearing is then scheduled to hear the request.<\/p>\n
